Why Your House Isn’t Selling in Las Vegas (And It’s Not the Market)

“The market is slow” is the easiest explanation for a home that’s sitting — and it’s not always right. Las Vegas inventory has grown, and buyers have more to choose from than a few years ago, but homes that are priced and presented correctly are still selling. If yours isn’t moving, the market isn’t the problem. Something about the listing is.

    The Market, Honestly

Las Vegas has shifted from the extreme seller’s market of a few years ago into something more balanced — more inventory, more negotiating room, more patience from buyers. That’s real, and it does mean homes take longer to sell on average than during the peak years.

But “more balanced” doesn’t mean nothing sells. It means the homes priced accurately and presented well are the ones getting offers, while everyone else blames the market instead of the listing.

    The Actual Reasons Homes Sit

Priced against hope, not comps. The most common reason a home sits is a list price based on what the seller wants or paid — not what comparable homes nearby have actually closed at recently. Buyers are comparing payment, condition, and value closely, and an overpriced listing gets filtered out before a showing is ever scheduled.

The photos are the first showing. The overwhelming majority of buyers start their search online. A home listed with dim, cluttered, or badly angled photos loses buyers before they’ve seen the property in person.

The condition doesn’t match the price. In a market where buyers have options, deferred maintenance and dated finishes push them toward the next comparable listing instead of prompting an offer with concessions.

The paperwork isn’t clean. Vague disclosures or missing HOA documentation create hesitation that shows up as a slower process — or a fall-through after an accepted offer.

    What Actually Fixes It

    • Re-run the comps against what’s closed in the last 30-60 days, not what similar homes are asking
    • Invest in professional staging and photography before relisting — it decides whether buyers walk through the door
    • Fix the visible condition issues, or price the home to reflect them
    • Tighten the disclosure package so nothing stalls momentum once an offer is on the table

A slower market raises the bar — it doesn’t eliminate demand. Buyers are still writing offers on homes that give them a clear reason to. The Mor Group has been reading this market for 20+ years and has sold $1M homes in less than 5 days. We can tell you within one walkthrough whether it’s the price, the presentation, or the paperwork holding your home back.
