    Minimum Rental Requirements

    Thank you for taking the time to apply for one of our rental properties. Below you will find a list of our minimum rental requirements to be considered for approval.

    Please review and check off each of the following requirements:

    1. What property are you applying for? *
    2. Application Fees are Non-Refundable. *
    3. Each occupant over the age of 18 must apply. *
    4. Each applicant must provide a legible copy of their State Issued ID or Driver’s License. *
    5. Each applicant must have and provide their Social Security Number for the purposes of processing their background, credit, criminal, and eviction history. *
    6. Each applicant must have a minimum credit score of 650 and must have no collections within the last year. We pull from TransUnion Resident Score. *
    7. Combined household income must be at least 3 times the monthly rent amount. *
    8. Each applicant must provide their 3 most recent Bank Statements showing an ending balance of at least 2 times the monthly rent amount. *
    9. Each applicant must provide 4 of their most recent pay stubs from their current employer(s). *
    10. Each applicant must have good rental history with No Evictions. *
    11. The Mor Group does not accept co-signers for this rental application. *
    12. Regarding Service Animals, Assistance Animals, or Emotional Support Animals: Applicants must provide documentation from a Physician, Psychiatrist, Social Worker, or other Mental Health Care Professional showing that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability. *

    A burst pipe, a broken heater in winter, or an electrical failure—maintenance emergencies are stressful, but knowing exactly what to do can protect your home, your lease, and your peace of mind. Here’s how to handle emergency repairs efficiently and responsibly:

    🔑 1. Report It in Writing — Immediately

    Even if you call or text your landlord or property manager, always follow up in writing. This ensures there’s a documented timeline of your request and creates accountability for everyone involved.

    📞 2. Stay in Communication

    Emergencies don’t always get resolved instantly. While it’s reasonable to expect urgency, it’s also important to:

    • Respond quickly to updates from your landlord.

    • Confirm when someone is scheduled to arrive.

    • Please let them know if anything changes regarding the issue.

    Tip: Staying responsive helps avoid delays in getting help to your unit.

    🛠️ 3. Be Available for Vendors

    When repairs are scheduled, it’s your responsibility to allow access to the unit during reasonable hours. If you can’t be present, coordinate with your landlord to obtain authorization for entry.

    📝 4. Know What Qualifies as an Emergency

    Here are some common emergencies:

    • No heat or A/C in extreme weather.

    • Electrical failures.

    • Active leaks or flooding.

    • Sewer backups.

    • No access to essential facilities (toilet, kitchen, etc.).

    If you’re unsure, reach out to your property manager immediately. It’s better to over-report than to ignore something serious.
