    Minimum Rental Requirements

    Thank you for taking the time to apply for one of our rental properties. Below you will find a list of our minimum rental requirements to be considered for approval.

    Please review and check off each of the following requirements:

    1. What property are you applying for? *
    2. Application Fees are Non-Refundable. *
    3. Each occupant over the age of 18 must apply. *
    4. Each applicant must provide a legible copy of their State Issued ID or Driver’s License. *
    5. Each applicant must have and provide their Social Security Number for the purposes of processing their background, credit, criminal, and eviction history. *
    6. Each applicant must have a minimum credit score of 650 and must have no collections within the last year. We pull from TransUnion Resident Score. *
    7. Combined household income must be at least 3 times the monthly rent amount. *
    8. Each applicant must provide their 3 most recent Bank Statements showing an ending balance of at least 2 times the monthly rent amount. *
    9. Each applicant must provide 4 of their most recent pay stubs from their current employer(s). *
    10. Each applicant must have good rental history with No Evictions. *
    11. The Mor Group does not accept co-signers for this rental application. *
    12. Regarding Service Animals, Assistance Animals, or Emotional Support Animals: Applicants must provide documentation from a Physician, Psychiatrist, Social Worker, or other Mental Health Care Professional showing that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability. *

    Understanding Your Rights as a Renter in Las Vegas

    📄 1. You Have the Right to a Written Lease

    Verbal agreements? Risky.
    Nevada law gives you the right to a written lease that spells out:

    • Rent amount and due date

    • Security deposit terms

    • Responsibilities for repairs

    • Lease length and termination rules

    Pro tip: Always read your lease before signing — and don’t be afraid to ask questions.

    🧾 2. You Have the Right to a Safe and Livable Home

    Landlords are legally required to provide:

    • Working plumbing and electricity.

    • Heating and cooling systems

    • Pest-free environments

    • Proper locks and smoke detectors

    ⚠️ If your unit becomes unsafe or unlivable, your landlord must act quickly.

    🔧 3. You Have the Right to Timely Repairs

    In Vegas, landlords must respond to repair requests within 14 days — sooner if it’s an emergency, such as a broken A/C in July or a major leak. Always report issues in writing, and document when you submitted it. If they don’t respond, you may have legal options.

    💵 4. You Have the Right to Your Security Deposit

    Landlords must return your deposit (minus damages) within 30 days of you moving out. If you’re wrongly charged, you can request an itemized list — and dispute anything unfair.

    Protect yourself by:

    • Taking move-in photos

    • Keeping the unit clean

    • Documenting your move-out condition

    📦 5. You Have the Right to Privacy

    Your landlord can’t just show up unannounced. They must give at least 24 hours’ notice before entering your unit (unless it’s an emergency).

    👀 6. You Have the Right to Fair Housing

    It’s illegal for any landlord to discriminate against you based on:

    • Race

    • Religion

    • Gender

    • Disability

    • Family status

    • National origin

    If you feel you’ve been treated unfairly, you can file a complaint with the Nevada Equal Rights Commission or HUD.
