    Minimum Rental Requirements

    Thank you for taking the time to apply for one of our rental properties. Below you will find a list of our minimum rental requirements to be considered for approval.

    Please review and check off each of the following requirements:

    1. What property are you applying for? *
    2. Application Fees are Non-Refundable. *
    3. Each occupant over the age of 18 must apply. *
    4. Each applicant must provide a legible copy of their State Issued ID or Driver’s License. *
    5. Each applicant must have and provide their Social Security Number for the purposes of processing their background, credit, criminal, and eviction history. *
    6. Each applicant must have a minimum credit score of 670 and must have no collections within the last year. *
    7. Combined household income must be at least 3 times the monthly rent amount. *
    8. Each applicant must provide their 3 most recent Bank Statements showing an ending balance of at least 2 times the monthly rent amount. *
    9. Each applicant must provide 4 of their most recent pay stubs from their current employer(s). *
    10. Each applicant must have good rental history with No Evictions. *
    11. The Mor Group does not accept co-signers for this rental application. *
    12. Regarding Service Animals, Assistance Animals, or Emotional Support Animals: Applicants must provide documentation from a Physician, Psychiatrist, Social Worker, or other Mental Health Care Professional showing that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability. *

    Management Fee

    7% or $100 MINIMUM

    Leasing Fee* - Depends on size of home

    Under 3500sf – Leasing fee $1000 – ($500 to TMG and $500 referral to the agent who brings the tenant)
    3501sf - 4500sf – Leasing fee $2000 ($1000 to TMG and $1000 referral to the agent who brings the tenant)
    4501sf+ – Leasing fee to be discussed

    The Leasing Fee includes rental comps, professional marketing pictures, listing your home all over the internet (if someone is looking they will find your home), weekly follow-up with the owners, follow-up on leads, follow up on showings, tenant screening, lease agreement preparation, a warm move-in process for the tenant, and HUNDREDS of move-in pictures the day a tenant moves in.

    Leasing Fee *

    This includes initial pictures from our first visit to your property, marketing pictures, listing your home on the MLS and the internet, application processing and tenant screening, lease preparation and execution, and a link to hundreds of move in pictures

    * Leasing fee may increase if the home is furnished
    $1500 - $2500 depending on price and/or size

    Services
    For occupied, vacant, and second-home owners

    Property Concierge Services

    Concierge services are billed at an hourly rate of $75 per hour

    Property Visits

    We will go and check on your property as often as requested by you, and provide pictures with feedback about the property condition

    Vendor Coordination

    We will meet vendors to let them into your property, we can wait for them to finish their work, or leave and come back when they are finished and lock up. We will provide pictures of before and after if applicable. We can also meet appraisers and inspectors.

    Mail/Package Pick Up and Forwarding

    We will pick up your mail from your mailbox and leave it in your home or do as you request with it. Same applies to packages left at your doorstep.

    Maintenance & Repair

    We can provide estimates and assist with all maintenance services, appliance purchases, and special repairs or improvements. We work with licensed and insured vendors with great service and reasonable prices. We can work with our vendors or yours.
