    Minimum Rental Requirements

    Thank you for taking the time to apply for one of our rental properties. Below you will find a list of our minimum rental requirements to be considered for approval.

    Please review and check off each of the following requirements:

    1. What property are you applying for? *
    2. Application Fees are Non-Refundable. *
    3. Each occupant over the age of 18 must apply. *
    4. Each applicant must provide a legible copy of their State Issued ID or Driver’s License. *
    5. Each applicant must have and provide their Social Security Number for the purposes of processing their background, credit, criminal, and eviction history. *
    6. Each applicant must have a minimum credit score of 650 and must have no collections within the last year. We pull from TransUnion Resident Score. *
    7. Combined household income must be at least 3 times the monthly rent amount. *
    8. Each applicant must provide their 3 most recent Bank Statements showing an ending balance of at least 2 times the monthly rent amount. *
    9. Each applicant must provide 4 of their most recent pay stubs from their current employer(s). *
    10. Each applicant must have good rental history with No Evictions. *
    11. The Mor Group does not accept co-signers for this rental application. *
    12. Regarding Service Animals, Assistance Animals, or Emotional Support Animals: Applicants must provide documentation from a Physician, Psychiatrist, Social Worker, or other Mental Health Care Professional showing that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability. *

    Is Anthem Country Club Really Worth It?

    If you’re searching for this, you’ve probably already toured a home or two on Anthem Country Club, Henderson, Nevada. You’ve seen the waterfall at the entrance, the mountain views, the manicured streets. And now you’re asking the question every serious buyer should ask before writing an offer: is this actually worth what it costs — in dollars, in HOA dues, in lifestyle trade-offs?

    Here’s a straight answer, from someone who lives here, and not a sales pitch.

    What Anthem Country Club Actually Is

    Anthem Country Club sits at the base of Black Mountain in Henderson, part of the larger master-planned Anthem community originally developed by Del Webb in the late 1990s. It’s a guard-gated, 24-hour manned community — separate from Sun City Anthem next door, which is the age-restricted section. Anthem Country Club is not age-restricted, which matters if you’re a family or a working professional, not just a retiree.

    The community centers around an 18-hole championship golf course designed by Hale Irwin and Keith Foster, with the clubhouse and amenities built around it. 

    The Lifestyle: What You’re Actually Paying For

    This is where Anthem earns its reputation. Residents have access to:

    • A resort-style pool and a separate six-lane lap pool
    • A roughly 2,500 sq. ft. fitness center
    • Tennis and pickleball courts
    • Walking and jogging trails throughout the community, plus direct proximity to the Sloan Canyon National Conservation Area
    • Landscaped grounds and waterfall features maintained to a consistent standard across the entire community

    The HOA isn’t just collecting a check — it’s enforcing design review on renovations, additions, and exterior changes, which is exactly why the community doesn’t feel disjointed or dated the way some 25-year-old master plans do.

    Golf and social membership at the country club itself is separate from the HOA. You can live in Anthem Country Club, pay your HOA dues, and never set foot on the course.

    The Real Numbers

    Buyers get this backwards constantly, so let’s separate it clearly:

    HOA dues: Typically under $200/month depending on the property. This covers common area landscaping, 24-hour guard-gated security, and community amenities — pools, fitness center, courts, trails.

    Country Club membership (golf or social): A separate, optional cost on top of the HOA. This is not included in your home purchase or your HOA dues.

    Home prices: As of mid-2025, the median sale price for an existing single-family home in Anthem Country Club sat around $1.8 million — significantly above the broader Nevada median. Pricing varies widely by lot, view, and whether the home is custom or production-built. 

    Who Anthem Country Club Is Actually For

    Anthem Country Club works well for:

    • Buyers who want guard-gated privacy and consistent design standards without needing golf access
    • Executives and professionals who want to be close to the 215 Beltway and roughly 15 minutes from the Strip, without living in it
    • Golfers who want a private, well-maintained Hale Irwin course and don’t mind paying separately for that access
    • Buyers who value HOA enforcement — if you want a neighbor’s home to look as maintained as yours, this is the trade-off that buys you that

    It’s a weaker fit for buyers who want zero HOA involvement in exterior decisions, or who are chasing golf-course-community pricing without factoring in club dues on top of the mortgage.

    The Verdict

    Is it worth it? For the right buyer, yes — and the “right buyer” is someone who’s paying for the whole system, not just the house. You’re buying into consistent maintenance, real security, a genuinely elevated amenity package, and an address that holds its value in the Henderson market. What you’re not automatically buying is golf access, so don’t let a listing photo of the fairway assume that cost for you.
