How to Screen Tenants Without Violating Fair Housing Laws

A Guide for Nevada Landlords — Powered by RentMor and The MOR Group

Tenant screening is one of the most important steps in the leasing process — but if done incorrectly, it can lead to serious legal trouble.

As a landlord, it’s your right to find qualified tenants. But it’s also your legal responsibility to follow fair housing laws while doing so. This guide will show you how RentMor.com can help you make the process safer, smarter, and stress-free.

    What You Can’t Do

Under the Fair Housing Act, you cannot reject or filter tenants based on:

    • Race, religion, or national origin

    • Sex, gender identity, or orientation

    • Disability or family status

Nevada adds more protections, including ancestry, source of income, and gender expression.

    What You Should Do

    1. Create clear, consistent criteria
Set minimum standards (e.g., income 2.5x rent, no evictions, 620+ credit) and apply them equally to all applicants.

    2. Use a professional screening tool
RentMor.com offers TransUnion-powered credit and background checks — fast, fair, and renter-paid.

    3. Avoid personal questions
Never ask about family plans, medical conditions, or religion — even casually.

Bonus Tip: Hire a Property Manager

Not sure how to stay compliant? A licensed property manager can screen for you legally and effectively.

    Screen Smarter with RentMor

Use our built-in screening tools to lease confidently — without breaking the law.
