With rates sitting in the mid-6% range, the number that decides most Las Vegas offers isn’t the sale price — it’s the monthly payment. That’s why rate buy-downs and seller credits have become the two most useful tools in this market, and most buyers still don’t know how to ask for either one correctly.
The Mor Group has been navigating Las Vegas real estate for 20+ years — we’ve negotiated through every kind of market this valley has seen, and we know exactly when a buy-down or credit is the right ask.
A rate buy-down lowers your actual interest rate — temporarily (like a 2-1 buy-down) or for the life of the loan — by paying discount points at closing. The seller can fund this as part of the deal.
A seller credit is a lump sum toward your closing costs. You decide how it’s used: points to buy down the rate, or other closing costs.
Related, but not the same thing. A credit gives you flexibility. A buy-down is a specific play aimed directly at your monthly payment.
When You Actually Have Leverage?
- The home has sat on the market longer than average for the area
- The seller has already dropped the price once
- Comparable inventory nearby gives you something to point to
- The property isn’t drawing multiple offers
If it’s priced right and moving fast, asking for a big credit is more likely to cost you the deal than win the concession.
How to Ask?
Work backward from your target monthly payment, not the sale price. Have your lender run the real numbers: what does a 1-2% rate reduction do to your payment versus the same dollar amount as a price cut? That comparison is what makes the ask credible.
In a market where the payment decides the deal, price is only half the negotiation. Knowing when you have leverage — and which tool actually moves your payment — is what gets you into the house at a number that works.
