    Minimum Rental Requirements

    Thank you for taking the time to apply for one of our rental properties. Below you will find a list of our minimum rental requirements to be considered for approval.

    Please review and check off each of the following requirements:

    1. What property are you applying for? *
    2. Application Fees are Non-Refundable. *
    3. Each occupant over the age of 18 must apply. *
    4. Each applicant must provide a legible copy of their State Issued ID or Driver’s License. *
    5. Each applicant must have and provide their Social Security Number for the purposes of processing their background, credit, criminal, and eviction history. *
    6. Each applicant must have a minimum credit score of 650 and must have no collections within the last year. We pull from TransUnion Resident Score. *
    7. Combined household income must be at least 3 times the monthly rent amount. *
    8. Each applicant must provide their 3 most recent Bank Statements showing an ending balance of at least 2 times the monthly rent amount. *
    9. Each applicant must provide 4 of their most recent pay stubs from their current employer(s). *
    10. Each applicant must have good rental history with No Evictions. *
    11. The Mor Group does not accept co-signers for this rental application. *
    12. Regarding Service Animals, Assistance Animals, or Emotional Support Animals: Applicants must provide documentation from a Physician, Psychiatrist, Social Worker, or other Mental Health Care Professional showing that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability. *

    How to Get Your Full Security Deposit Back

    Moving out of a rental can be stressful — especially when you’re wondering if you’ll get your full security deposit back. But here’s the truth: getting that money back is all about documentation. Whether you’re renting in Las Vegas or anywhere else, here are the essential steps every renter should follow to protect their deposit and avoid disputes with landlords.

    Step 1: Take Detailed Move-In Photos (Before You Unpack!)

    Before you put a single box down, grab your phone and take pictures of everything. That means:

    • Every wall, floor, and ceiling

    • Appliances (inside and out)

    • Bathroom fixtures, tiles, and grout

    • Any damage or wear that already exists (scratches, stains, cracks)

    • Windows, blinds, and doorframes

    • Outdoor areas (balcony, yard, etc.)

    Why it matters: These photos prove what the condition of the property was before you lived in it. If your landlord tries to charge you for damage you didn’t cause, you’ll have evidence.

    Step 2: Complete a Property Condition Report

    Don’t rely on memory — write it down. Within your first 72 hours of moving in:

    • Create a list or fill out a Move-In Property Condition Report

    • Note any minor damage, missing items, or wear

    • Email a copy to your landlord and keep one for yourself

    Why it matters: This protects you by creating a written record that can be referenced months later. If your landlord doesn’t provide a form, you can easily find free templates online or ask your RentMor rep.

    Step 3: Repeat the Process When You Move Out

    A week before move-out, start preparing:

    • Clean everything thoroughly (including walls and appliances)

    • Take “after” photos from the same angles as your move-in shots

    • Keep receipts if you paid for professional cleaning

    • Walk through with your landlord (if possible)

    • Request a signed copy of the final walkthrough or inspection

    Why it matters: This creates a clear before-and-after trail, which is your best legal defence if you’re charged unfairly.

    Common Mistakes That Cost Renters Their Deposits:

    • Not documenting damage you didn’t cause

    • Forgetting to clean or patch small holes

    • Leaving furniture, trash, or marks behind

    • Losing communication records
