    Minimum Rental Requirements

    Thank you for taking the time to apply for one of our rental properties. Below you will find a list of our minimum rental requirements to be considered for approval.

    Please review and check off each of the following requirements:

    1. What property are you applying for? *
    2. Application Fees are Non-Refundable. *
    3. Each occupant over the age of 18 must apply. *
    4. Each applicant must provide a legible copy of their State Issued ID or Driver’s License. *
    5. Each applicant must have and provide their Social Security Number for the purposes of processing their background, credit, criminal, and eviction history. *
    6. Each applicant must have a minimum credit score of 650 and must have no collections within the last year. We pull from TransUnion Resident Score. *
    7. Combined household income must be at least 3 times the monthly rent amount. *
    8. Each applicant must provide their 3 most recent Bank Statements showing an ending balance of at least 2 times the monthly rent amount. *
    9. Each applicant must provide 4 of their most recent pay stubs from their current employer(s). *
    10. Each applicant must have good rental history with No Evictions. *
    11. The Mor Group does not accept co-signers for this rental application. *
    12. Regarding Service Animals, Assistance Animals, or Emotional Support Animals: Applicants must provide documentation from a Physician, Psychiatrist, Social Worker, or other Mental Health Care Professional showing that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability. *

    Las Vegas doesn’t require citizenship, residency, or a visa to buy property. That surprises a lot of people — and it’s exactly why so many international buyers and first-time U.S. buyers end up making offers before they’ve understood the parts of the process that actually differ from a standard domestic purchase.

    Yes, You Can Buy — But the Financing Path Looks Different

    There’s no citizenship or residency requirement to purchase real estate in Las Vegas. What does change for a foreign national buyer is financing: expect a larger down payment, typically in the 25–30% range, along with documentation of income from your home country, and often 12–24 months of reserves held in a U.S. bank account for ITIN-based jumbo programs.

    Many foreign buyers choose to purchase in cash specifically to avoid this financing complexity — which is worth knowing upfront when you’re comparing your own options and timeline.

    What Doesn’t Change

    Nevada has no special taxes or fees for foreign buyers beyond what’s customary for any buyer, and there are no state-level restrictions on foreign ownership of residential property in Las Vegas. Once you’re past financing and the compliance paperwork, the transaction itself — inspection, title, escrow, closing — follows the same process as any domestic purchase.

    Buying property in Las Vegas does not create a path to residency or a visa. If long-term living in the U.S. is part of your plan, that’s a separate legal process entirely.

    If you’re relocating from another U.S. state. Las Vegas isn’t one uniform market: HOA rules, property tax handling, and even closing timelines vary by community and by whether you’re buying resale or new construction. The buyers who move fastest and negotiate best are the ones working with someone who already knows the local terrain, not learning it in real time during their own transaction.
